This 2,260 sf, 104-seat venue plays up refined industrial features across two levels with multiple placemaking bars.

This space dates back to the late 1800’s when it was originally a harness shop. Soon after, it was a flour and feed shop. In 1969 and from then on, its uses involved entertainment, music, food, and gatherings. 

Respectfully acknowledging the history of this building while also modernizing to current standards, the first and second floor plans accommodate dining areas and bars.

Bespoke finishes and fixtures combine with enduring materials contributing to the bar’s timeless vibe.

An upscale mixed-use development, this 539,527 sf entire city block structure consists of seven levels which include an underground garage, street-level garage, and second-level garage. The project houses 291 units, a shaded arcade at street level, innovative design features, and connectivity to the neighboring areas. Nearly 17,000 sf of retail space is located at street level with nearly 14,000 sf of office tenant space on the second level.

The overall look features stucco walls with wood accents, black metal railings, and clay tile roofs common to Spanish Colonial Revival and Mission Revival style architecture. The approach generates articulation in the façade and a sense of massing similar in scale and aesthetic to the surrounding area that serves as a strong thematic anchor for future development.

Tartu Downtown Cultural Centre

With a clear purpose—to create gathering spaces that establish a sense of cultural identity within the town’s core—the Tartu Downtown Cultural Centre fills the voids. The design concept begins by considering the footprints of structures past and presents a new form rising from what were the open spaces of those historic ruins. The design respects and preserves the historic old growth trees and essentially turns the built environment inside out.

Purposefully fluid and full of niches and nodes, appendages of all sizes and shapes circumvent old growth trees. They create interior connections and exterior courtyards that celebrate the surroundings and cultivate interaction and reflection in support of the library, art museum, cinema, and event center functions within.

From plan view, the cultural centre’s many limbs, angles, and jogs are reminiscent of another type of matrix, the QR code. Here the voids of historic structures alongside the infilled new spaces represent the code’s many black and white pixels. Collectively they transmit a message that the Tartu Cultural Centre is a world-class Baltic institution.

This 430,000-sf mixed-use development accommodates over 900 people across 326 units in a 25-story structure. Multiple floor plan options mean residents design the life they want while living luxe.

 The amenity-rich community focuses on a well-rounded lifestyle by promoting personal achievement, social connections, and active living. From dedicated collaboration space, a community room, and lounges to clubrooms, a fitness center, and an expansive roof deck complete with oversized hot tub—residents have everything they need to be comfortable and successful. A ground-level residential lobby with approximately 7,500 sf of retail tenant space ensures convenience.

 The development boasts amazing views of the bay and surrounding community. Just a few blocks from the UC Berkeley Campus and above a BART stop, it is highly accessible and very desirable. Vehicle and bicycle parking are provided for residents and retail patrons.

The Helmsman

Situated on the edge of the historic district, The Helmsman is a boutique-style luxury apartment community near the Savannah College of An and Design {SCAD}. This community features contemporary architecture with clean lines and a combination of materials and colors, including a mix of grey and beige tones and sections of light-colored panels that add visual interest and break up the facade.

The design incorporates flat rooflines, balconies that add depth and texture to the exterior, large windows that connect indoor and outdoor spaces, and recessed sections that add dimension. This architectural approach combines modern design principles with practical features to meet the needs of the residents.

The Helmsman offers studios and one, two, three, and four-bedroom apartments, each with private bathrooms. Every unit features contemporary finishes, and select units also have balconies. Residents and their guests have access to many desirable amenities, including a resort-style pool, private study rooms, an art studio, a lounge, a game room, and a clubhouse.

On the periphery of Prague, the design reimagines an industrial plot as a thriving residential community within a neighborhood that now serves as a lively hub with access to the city center. The seven-story development provides approximately 250 apartments and accommodates both commercial spaces and resident amenities.

A naturally occurring horseshoe bend in the nearby Vltava river inspired the massing for this 400,000 sf mixed-use structure. The building’s design emphasizes lightness and views. And, a look over the large central courtyard nestled within the hollow of the horseshoe provides open green space for all to enjoy.

On the ground floor, a welcoming lobby and leasing office are conveniently located adjacent to the state-of-the-art health club. The exterior design exudes a modern yet timeless aesthetic, combining a tasteful blend of brick, steel panels, and glass. Vilnius Connect

A celebration of old and new, of opacity and transparency, of structure and fluidity, the new Railway Station Complex, Central Station Square, and Public Transport Terminal each take on many characters. Collectively, they are a symbol of modernity, designed with technology and sustainability in mind, but at heart they are inspired by an old-world sensibility, drawing upon the terracotta tiled roofs of Senamiestis.

Entering past the terracotta-clad skin of the Railway Station, visitors are oriented to the historic station in a soaring passenger hall sprinkled with playful shadows from the building’s intricate skin. The graceful, curving ribbons of the Railway Station plunge and re-emerge forming the roofs and hills of the PT Terminal and Stoties Square. While across the territory, the Naujininkai Centre is a community center, hotel, and engaging pedestrian boulevard. The spatial harmony between these interventions emphasizes both landscape and hardscape, built space, and open space.

Naujininkai Centre is a mixed-use community-based building that sets back from the street to form a generous vegetated plaza that is an extension of the newly created Naujininkai Park.

Retail and restaurant establishments activate the plaza at ground level and are further supported by offices above.

The hotel sits directly across from the Railway Station entry; its towers borrow the shifting ribbon vernacular of the Railway Station Complex.

Naujininkai Centre boasts of new ambition for the neighborhood, and seeks to become the catalyst of a new era of growth for Naujininkai.

Campus Colors


Design solutions for this mixed-use building, located in the geographic center of this active suburban “main street”, involved extensive renovations to transform a former Borders bookstore into an attractive, multi-tenant building. The highly transparent design solution creates a dynamic, flexible 130’ facade unifying the expansive streetscape.

Originally constructed in the 1920’s as four separate one- and two-story buildings, our designers focused on recapturing that scale by transforming the facade. The composition is organized around the existing divisions between buildings and is emphasized by a center canopy-covered entrance. The entrance is flanked by a punched opening volume and a curtain wall of regular rhythms.

Overall, the composition is grounded by its masonry mass, but creates movement through its snaking two-story stone banding. The simple material palette, textures, and detailing are subdued in order to provide the proper framework to effectively showcase each retailer.

Dom’s Kitchen & Market


This 17,150 sf neighborhood grocery market features in-store guest dining and bar areas. Designed as a small footprint grocery and takeout store, Dom’s serves prepared meals for takeout, on-site dining, and delivery services.

The program seeks to define Dom’s as a neighborhood destination where people drop in to explore new foods and watch the cooking process in open preparation areas.

The plan accommodates the traditional produce, bakery, protein, and pantry areas, while intermixed with a centrally-located, expansive show kitchen. Various in-store experiences engage visitors to linger with a wine library, coffee bar, a greenhouse seating area, and two outdoor seating areas.

Artfully mixing wood and steel, this northwoods retreat is nestled in the forest-covered dunes on the shores of Lake Superior. Every room in the two-story, 4,290 sf home has spectacular views all year long.

Off the ground level's double-height great room is an open kitchen, formal dining room, and rec room. Adjacent to those spaces, but tucked away to the side is a bedroom suite.

On the upper level a lake view loft space leads to two bedrooms each which private balconies, and an expansive bonus room area.

The ground floor retail tenant space is 3,642 sf which activates and engages the streetscape. A residential lobby, cafe with a lounge area, and a fitness center provide a feeling of energy and community.

This mixed-use development integrates green features that align with Ann Arbor’s sustainability goals. A transit-friendly and transit supported development, Packard Row is situated on a corridor where public transportation is easily available. Inspired by the stacked shipping container vernacular along the Port of Thessaloniki, Brake Point 26 creates a new urban experience both at the ground and in the sky. Characterized by a mixed-use program within asymmetrically stacked volumes that appear hoisted and suspended while held in motion, Brake Point 26 draws upon its surroundings to establish a dynamic beacon along the Thessaloniki coast.

Accentuated by expansive elevated terraces with views of both city and the sea, Brake Point 26 prioritizes open space in a densely developed urban site. Visitors experience the site from up close and afar, working their way up, through, and under the delicate structure holding these rhythmic forms above. Brake Point 26 respects the historic site structures by focusing the proposed interventions in strategic geometric arrangements around these historic nodes. Utilizing simple natural materials such as wood sunshades and promoting a connection to the outdoors, Brake Point 26 looks to redefine the port region with a bold, yet contextually sensitive design.

It is a balance of density versus open space, of practical versus inspiration, of structure versus lightness, of built versus natural.

An artful blend of glazing, brick veneer, woodgrain colored steel lap siding, and vertical metal panels articulate the façade and punctuate the structure among the surrounding streetscape.

Adjacent to the ground level main lobby is a fitness center; indoor bike parking and garage parking are also found on the ground level. The upper levels accommodate 96 units with 108 beds in studio, one-bedroom, and two-bedroom configurations.

Vilnius National Concert Hall

The placement of the theatre on top of a hill provides the ideal location for embracing the somewhat familiar sloped terrain in the architecture. Speaking its own language, its jagged shapes are easily recognizable from any vantage point within the city.

The transparent facade allows for the life inside to be visible from the outside. Clad in Corten steel, the two theatre structures embrace the beautiful and varied rust color. They provide both a backdrop for the public spaces and glow on the hill like a piece of amber where the fossils cast inside are alive and changing with every evening’s performance.

The preliminary master plan for this site involved outlining short- and long-term goals for a development consisting of five separate buildings across three lots. Within close proximity to the University of Michigan football stadium and downtown Ann Arbor, this development provides residential, commercial, and office spaces.

Lot 1 consists of three residential developments totaling 442,730 sf, providing a variety of housing options for students and local residents.

After evaluating the needs of the surrounding community, ultimately creating a conveniently walk-able campus, the preliminary master plan for this site enhances the Ann Arbor experience.

A luxe interior courtyard features Indonesian decorative stones and a grand water feature.

The architectural design approach for Hoover+Greene establishes a standout residential community that embraces its urban context. The curb appeal is derived from a distinct composition of elements that align with the scale of surrounding structures. The rhythm of the façade volumes is reinforced using contrasting colors and contemporary, durable materials. The massing solution strategically opens the building to the liveliest parts of the neighborhood via the elevated pool deck that overlooks The Big House, the largest stadium in the Western Hemisphere.
