The Helmsman

Situated on the edge of the historic district, The Helmsman is a boutique-style luxury apartment community near the Savannah College of An and Design {SCAD}. This community features contemporary architecture with clean lines and a combination of materials and colors, including a mix of grey and beige tones and sections of light-colored panels that add visual interest and break up the facade.

The design incorporates flat rooflines, balconies that add depth and texture to the exterior, large windows that connect indoor and outdoor spaces, and recessed sections that add dimension. This architectural approach combines modern design principles with practical features to meet the needs of the residents.

The Helmsman offers studios and one, two, three, and four-bedroom apartments, each with private bathrooms. Every unit features contemporary finishes, and select units also have balconies. Residents and their guests have access to many desirable amenities, including a resort-style pool, private study rooms, an art studio, a lounge, a game room, and a clubhouse.

Through design American House, a sprawling seven-story LEED® Silver senior living community, exemplifies a commitment to providing residents with a vibrant and fulfilling lifestyle. Offering a comprehensive selection of living options, ranging from independent living to assisted living and memory care, the community caters to the diverse needs of its residents by blending aesthetics and functionality.

American House pays tribute to Oak Park's distinct architectural origins while introducing a modern and refined building facade to the Madison Street Corridor. The community hosts 174 residential units, designed with utmost care and attention. From cozy studios to spacious one- and two-bedroom apartments and shared units each living arrangement is tailored to ensure ease and practicality.

Dotted throughout the community are carefully curated amenity spaces. The fitness center, salon, and cinema are bolstered with formal and informal dining areas, social gathering spaces, and recreational activities ideal for interaction and creating lasting connections. One of the community's standout features is the thoughtfully landscaped outdoor terraces, which offer picturesque views and a specially designed memory care walking path. This 65,175 sf five-story residential development is located near the University of Illinois campus in Champaign, Illinois. An artful blend of glazing, brick veneer, woodgrain colored steel lap siding, and vertical metal panels articulate the façade and punctuate the structure among the surrounding streetscape.

Adjacent to the ground level main lobby is a fitness center; indoor bike parking and garage parking are also found on the ground level. The upper levels accommodate 96 units with 108 beds in studio, one-bedroom, and two-bedroom configurations.

The preliminary master plan for this site involved outlining short- and long-term goals for a development consisting of five separate buildings across three lots. Within close proximity to the University of Michigan football stadium and downtown Ann Arbor, this development provides residential, commercial, and office spaces.

Lot 1 consists of three residential developments totaling 442,730 sf, providing a variety of housing options for students and local residents.

After evaluating the needs of the surrounding community, ultimately creating a conveniently walk-able campus, the preliminary master plan for this site enhances the Ann Arbor experience.

Icehouse

A new condominium development unlike any other, Icehouse offers residents a truly eclectic living experience. Built in the 1920’s, the structure first served as an ice production facility, before being used as a warehouse and then a printing facility.

Boasting design elements which can only be described as “industrial chic,” this residential development transforms utilitarian mechanisms from 20th century ice manufacturing into hip design features.

Standing less than 400 feet away from public transportation, the commuter-friendly, two-story building houses units that feature distinctive layouts in one-, two-, or three-bedroom options. The project includes an elevator, bike storage, and an enclosed parking structure with 16 available spaces.

Leading a Planned Development approach with the local municipality in order to acquire necessary zoning approvals, our team crafted an innovative design for a new multi-family residential development. The development’s prominent location, surrounded by a retail district, Northwestern University, and public transportation, made the site ideal for transit-oriented apartments.

The building features condo-level finishes and an underground parking garage. It's designed with a modern feel that embraces clean lines articulated with punched volumes. The exterior showcases classic, timeless patterns of mixed materials such as brick masonry and metal paneling that are in keeping with the scale and character of the neighborhood.

Achieving LEED® Gold status, sustainable elements integral to the design include an extensive green roof, common areas powered by solar energy, low-flow fixtures, low-voc paint, and the use of recycled materials.

Phase one of the development saw the completion of a 36,444 sf building featuring 31 units and 9,303 sf parking garage.

Phase two of the development includes a 42-unit 48,883 sf building, complete with a community room, fitness center, and outdoor patio.

Residents enjoy connections to the neighboring Noquemanon Trail Network's South Trails in addition to the shoreline bike path that provides direct access to downtown Marquette and the beach.

Located in the exciting Bucktown area, Wabansia Row creates the ambiance of a European courtyard with rich masonry detailing. The facade of each rowhome is distinguished through the use of varied architectural elements, details and materials including copper and limestone.

A variety of plan sizes and types are offered to appeal to the varying needs of buyers in this area. Units range from 3,100 sf three bedroom four-and-a-half bath, to 4,650 sf five bedroom four-and-a-half bath. All units have an attached two-car garage, private roof top terrace and a balcony at the living level.

The three courtyards are beautifully landscaped with a central fountain and meandering walkways.

Lakeshore Park Place

Lakeshore Park Place is a residential community located in Michigan’s magnificent Upper Peninsula. The transformation of this seventeen acre historic steel foundry site into mixed-use residential and commercial development occurs on the shores of Lake Superior.

24 townhomes housed in a grouping of four structures, and 56 condominium units in two separate buildings form a new campus-style community with an internal street network. Adaptive re-use of the existing foundry buildings on site complemented the project.

Walden Lane

The project involves the development of an upscale residential community consisting of small hamlets accentuated with shingle-style architecture and landscape features that utilize ornamental trees, deciduous shrubs, brick, and limestone. The community’s 19 single-family homes provide a master suite on the ground level and range from 3,000-3,800 sf each including garage areas. The development involves four floor plan options. On the exterior, the homes showcase different treatment combinations each derived from a master palette of complementary materials.

This project provides housing alternatives that are reflective of current trends in the upscale housing market. These trends are focused on smaller homes within maintenance-free communities that offer first-floor master suites. As a result, the design for this development demonstrates efficient use of space by taking advantage of flexible floor plans and hyper-customized design. Because there is less ground to cover, these homes offer residents better design and higher quality materials.
